A 1912 bungalow compound in Venice, modernized without losing what made it worth keeping.

This is a historic bungalow compound in Venice, originally built in 1912. Grade renovated the property to modernize the interiors and grounds while preserving the character of the original structures.

The project includes a mix of studio, one-bedroom and two-bedroom units — eight bungalows in total — with upgrades throughout: new electrical, plumbing, HVAC, windows and roofing, along with updated kitchens and bathrooms. The work was done building by building, so each bungalow keeps its own scale and its own front door rather than being absorbed into a single block.

The gated compound features landscaped grounds and shared outdoor spaces, creating a private residential setting just moments from Abbot Kinney.
